How much does a website for a real estate agent cost in Portugal?

The price ranges you will find, what pushes the budget up, what is usually left out and what really changes when the website starts having listings and an enquiry dashboard.

In short

  • What moves the price most is a single decision: whether the website stores and organises requests, or just sends emails.
  • A well-made positioning page solves most cases for an agent who is starting out.
  • Connecting to portals or the agency CRM can only be quoted after confirming what those systems allow to be exported.
  • Domain, hosting, photography and video are almost never included. Always confirm in writing.
  • Compare proposals by the written scope, not by the final figure. Two €700 proposals can be very different projects.

The question almost always arrives the same way: how much does this cost. The honest answer is that it depends on two or three decisions made before anyone opens an editor. This guide explains what they are, so you can ask for comparable proposals instead of collecting loose numbers that do not mean the same thing.

The ranges you find in Portugal#

For an independent agent or a small team, prices fall roughly into these ranges.

At Himura, the positioning plan starts at €399 and the complete plan at €699. The prices are published because the alternative, asking for a call before saying the price, wastes time on both sides.

The decision that moves the price most#

It is not the pages or the design. It is this: does the website store and organise requests, or does it just send emails?

A form that sends an email is an afternoon's work. A valuation request and a viewing request that are recorded, with source, context, status and date, need a database, a dashboard, permissions, testing and a decision about what to do with personal data. It is the most expensive difference on the list, and also the one that most changes the working day of whoever wins instructions.

After that one, in order of impact:

  • Listings with their own fact sheet. Each property brings photos, features, copy and an action. Multiply by however many there are.
  • Connection to portals or a CRM. It depends entirely on what the system on the other side allows to be exported, and it is the hardest part to estimate without seeing it.
  • Number of pages or areas. A page per area helps local search and adds content to write and maintain.
  • A second language. It is not translating once, it is doubling the maintenance of everything that changes later.
  • Photography and video. They change perception more than any technical decision, and they are almost always a separate cost.
  • Urgency. Delivering in half the time means stopping something else.

What is usually left out#

This is the part that causes the most arguments halfway through projects. Confirm in writing whether the proposal includes:

  • Domain and hosting, and whose name they are registered in.
  • A photo shoot, of you and of the properties. Stock images are easy to spot and cost credibility.
  • Writing the copy for the areas and the method, which is different from formatting it.
  • Creating or adapting a visual identity and logo.
  • Importing listings from a portal or a CRM.
  • An English version, if you work with foreign buyers.
  • Technical maintenance after launch, and for how long.

A €500 proposal that includes none of this can end up more expensive than an €800 one that includes half of it. That is why comparing only the final figure leads to bad decisions.

What it costs to maintain, once it is built#

The website is a one-off cost. Keeping a website alive is not. Typical yearly costs for an independent agent:

Adding up what is required, a real estate website typically costs less than €200 a year to keep online. The rest is a choice.

How to know what you need#

Three questions almost always settle the choice between the simple plan and the complete one.

  1. Do you want to receive valuation requests from homeowners? If so, you need more than a presentation page.
  2. Will you present listings on your website, or only on the portals? If you will, you need fact sheets and the ability to change them yourself.
  3. Where do the enquiries you receive end up today? If the answer is WhatsApp and your inbox, the dashboard pays for itself with the first deal that is not lost.

If you answered no to all three, a positioning page is enough and there is no reason to spend more. If you answered yes to two, the complete plan is the obvious choice.

When it pays for itself#

I am not going to present return calculations with made-up numbers, because each agent's commission and the average value in their area vary too much for an average to mean anything. What can be said honestly is this: the website pays for itself with one instruction that would not have arrived otherwise, and working out how many are needed is a division each agent can do better than I can.

What the website does not do is replace the sales work. It delivers the request organised and on time. Replying, visiting and negotiating is still up to you.

Before asking for proposals#

  1. Write down the areas you really work in and how many properties you want to show.
  2. Decide whether you want to receive valuation requests, viewing requests or both.
  3. Confirm whether you need an English version now or only later.
  4. Ask each proposal what is left out, not only what is included.
  5. Ask to see a working project of the same kind, not just images.

Frequently asked questions

Is a real estate website under €400 worth it?

It depends on what it is. A ready-made template filled in with your text can cost less and serve to be online. The problem comes when you want to add a valuation request, change the featured listings or look good on a phone and find out the template will not let you. On a tight budget, choose a single well-made page over five badly made ones.

Does the website connect to Idealista, Imovirtual or the agency CRM?

It depends on what each system allows to be exported and what access the agent has. When there is a usable export, the connection is quoted after confirming access, never before. When there is not, featured listings are managed in the website's own dashboard, which for two or three properties is less work than any integration.

Are domain and hosting included?

Not at Himura, and not in most proposals either. A .pt domain costs a few dozen euros a year and shared hosting is in the same range. What changes the figure is who takes care of technical maintenance afterwards, and that should be in writing.

Is there a monthly fee?

Not for the website. The plans are one-off payments, and the domain, content and access are in the agent's name. Hosting, maintenance and ongoing content or advertising work are optional and presented separately, so you can say no to each of them.

How long does it take to go live?

A positioning page usually takes about 7 working days. The complete website with listings and a dashboard, 10 to 15 working days. What causes delays is almost never the development: it is waiting for the photos and the copy for the areas.
